Attendance: Glen Foulk, Lisa Juarez, Tyler Dixon, and Peri Swenson from Kinney Management.

  1. Meeting called to order at 7:01 p.m.
  2. Review and unanimous approval of meeting minutes from September 12, 2007.
  3. Review and acceptance of the income statement dated September 30, 2007.
  4. New Business:
    1. Reviewed quote for granite along 144th Avenue for $49,000. Motion to approve and unanimous approval for work to be done 1st quarter 2008.
    2. Motion was entered to increase the assessment to $35/month. This increase will cover anticipated increases in annual operating expenses. It was noted that this is the first increase since inception of the HOA in 2000.
      • Notice will be sent out in December to advise residents of the increase (in coupon books and with ACH payments).
    3. Motion to approve 2008 budget with changes received unanimous approval.
    4. The Design Review Committee forms that had been submitted received unanimous approval.
  5. Old Business:
    1. The Gain (Getting Arizona Involved in Neighborhoods) Event of October 20, 2007 was discussed. It was a good event that had much support from the city of Goodyear.
  6. Open Discussion
    1. There was good response to the notices of unkempt yards. There was an effort to notify homeowners of the instances and in most cases the issues were resolved promptly.
    2. No residents were present other than the Board Members listed above.
    3. Peri presented 2 examples of signs to be used to notify homeowners of the meetings on the day they occur. A decision was made to purchase 4 of the less expensive signs for $250 and place one at each entrance to the neighborhood on the day of the HOA meeting.
    4. The Board has elected to continue using Bob McCullough for legal issues. He has left Snell and Willmer and has a private practice.
    5. A mailing will be sent out in December to residents regarding the new architectural form and the new assessment. The new forms will be placed on the website.
