General Session Minutes

November 10, 2010

Sunrise at Wigwam Homeowners Association

PO BOX 25466
TEMPE, AZ 85285
(480) 820-3451

Attendance: Glen Foulk, Lisa Juarez, Paul Krey, Tyler Dixon, Marie Spillett and Peri Swenson from Kinney Management.

  1. Meeting was called to order at 7:05 p.m.
  2. Review and unanimous approval of the meeting minutes from September 8, 2010.
  3. Review and acceptance of the income statement dated October 31, 2010.
  4. New Business:
    1. Gophers observed in the dirt on Wigwam and Litchfield Rd. Will ask landscaping to evaluate the situation.
    2. Have Kinney Landscaping check the watering schedule.
    3. Vandalism on the roof of the ramada: ridge cap and roof tiles need replacing. Leave underside for now. Conduit needed for wiring before ripping out stucco.
    4. Proposals for security service were reviewed for a 2nd time. Board determined that the cost of vandalism was substantially less than the service, no proposals approved.
    5. M&I Bank CD was closed out in the amount of $34k. Half to be posted to operations and the balance to the reserve.
  5. Tabled Items:
    1. Shade canopy at tot lot. Board will review again in March 2011 for replacement.
  6. Open Discussion:
    1. Discussed later meeting hours, rewards for coming to a meeting, and acknowledgment for keeping a nice yard. Board did not feel later hours would be helpful or more convent.
    2. There was a request for a retraction about the overseeding in the newsletter. The news letter states: “We will NOT be over-seeding the community turf this winter, which means homeowners will not be required to either.” This is not true since overseeding is always optional to the homeowners. Also, some homeowners were grateful that we did not overseed during this tough economy.
    3. It was announced that there is a farmers market on the 3rd week of the month.
    4. There will be a trustee’s sale at Fairmount and 142nd.
    5. Neighborhood rogue rooster making noise in the morning, hard to find.
    6. The corner of Wigwam and Litchfield Roads is not owned by the HOA and is not our responsibly or liability. Goodyear was also offered the land, as it is the north gateway to the city.
  7. Adjournment at 8:17 pm.

Respectfully Submitted,
Paul Krey
