Assessment Letter

Dear Sunrise At Wigwam Member,

This correspondence will serve as notice that there will be no increase in the 2009 assessment. The rate will remain at $35.00 per month. Although the rate will not increase, please remember that payment is due on the 1st of each month and is considered late on the 15th. It is very important that payment is received on a timely basis so that the expenses of the community can be paid on a timely basis. Coupon booklets will arrive by mid December for January payment.

As most of you know, the community has been working on installation of larger, more durable granite throughout the common areas of the community. The areas that remain to be installed are along Wigwam Blvd, Indian School Rd and in the breezeway areas from 141st out to Litchfield Rd. We will probably need to hold off in completing this project, unless market conditions begin to improve in 2009. Like many communities, we struggle with delinquency of assessment payments and cash flow to fund larger dollar projects being completed.

As a reminder, the City of Goodyear requires that regular trash be bagged within the container. There have been several complaints that trash is left to blow through the neighborhood when not contained properly. Please note that this does not include the recycle trash, which is not to be bagged.

Also, for those with boats, RV’s, trailers and large commercial type vehicles, other than personal day-to-day transportation, please remember that these vehicles are not permitted to be parked within the community. In addition, on street parking after 10:00 PM until 6:00 AM is not permitted by the members. The association continues to enforce this restriction through scheduled nighttime tours of the community. Legal action will be taken against those lots who receive 3 repetitive violations. Please contact Kinney Management if a vehicle has been inaccurately attributed to your lot to clear up the error.

The meeting schedule for 2009 will continue as prior years. Meetings are the second Wednesday bi-monthly and are held at 7:00 PM on the west side of 144th Ave at the Western Sky Middle School. The meeting schedule is provided below and is always available along with all other community documents and information on the website at www.wigwamhoa.com.

Please remember that it is often the simplest of courtesies like parking in your driveway, putting the trash container away and pulling weeds as they come up, that make a huge impact on the curb appeal of the community, and how neighbors often relate to each other.
