1. Keith called the meeting to order at 7:07 p.m. Board members in attendance; Keith Brown, Michael Pachoke, Joe Cooper, Kate Bezzegh and of Kinney Management—Peri Swenson and Tonya Price.
2. Review of the 2003 budget
   1. Assets vs. liability
   2. Delinquencies vs. collection fees
   3. Current Reserve - reserve study to be done during 2003
3. 2003 Budget and Management Contract approved and signed.
4. Discussion of Farmers Insurance increase
   1. Peri will get additional quotes
   2. Deductible may be changed
5. Discussion of the new web site www.wigwamhoa.com.
6. Community issues discussed:
   1. Scout Flag program approved
   2. Playground repair costs - proposal approved for damage
   3. Landscape on SW corner of Wigwam and Litchfield has still not passed the Department of Environmental Quality ground inspection
   4. Gophers in the park reported by homeowner - Peri to contact AAA landscaping
   5. Complaints of overnight parking should be reported to Peri
   6. Discussion on architectural submittals for buildings, structures, and play stations
7. Meeting adjournment at 8:25 p.m.
